I built on top 150 sqm. Turned house to an 8 x 2 . Works out cheaper upwards . Prior to handing in I checked with immediate neighbours. ( privacy reasons) for them. Had written letters from them to hand in to council along with plans. I put windows not facing there properties at all. Building outwards can be more expensive but you have big block. Don't go with big builders they will try do you over. Figure out what you want get approval ( council). They do homework. Phone calls and quotes . Save big money

Big balcony just above. Tried getting best view I could . Got old roof tiles removed and went colour bond. Saved heaps doing it. Also less chance of wind ripping roof off. Used all wood structures used hardy flex exterior. In between outside wall and internal wall , used roof installation. Helps keep noise out also helps retain heat and cold. Good luck

That you can get some very strong winds at Waikiki (lived in that area for 6 + yrs) and don't go cheap on roof fastenings or roof beam joints.

 If you’re gonna put a second storey on, have a look at using foam and render for your external finish. It’s excellent insulation, lightweight and easy to install. Check out the unitex range if you’re interested.

 Always fishin  I have looked into the foam, I see alot of houses over east do it.

Had spantrusswa manufacture the whole upper floor and crane it into position. Might be another option for you.
